This
home is beautifully perched on a 3+ acre
property and faces
East for glorious sun and moon rises over the
Atlantic Ocean, West for
picturesque sunsets, South for sparkling
views of the Atlantic, South-West overlooks Gaetz Lake and the North
view boasts a spectacular view of the forest and village. It is located
on the Seaforth Back Road, # 116, and is one of the few remaining
"property jewels" of Seaforth. All of these views
can be enjoyed from the many panoramic windows or from either the
large back east facing balcony or the 50' covered veranda.
Seaforth is a picturesque community within the Halifax Regional
Municipality (www.halifax.ca) and can be found along the #207
Highway, on Nova Scotia's beautiful Eastern Shore.
The Trans Canada multi-purpose trail is accessible off the Seaforth
Back Road, and offers over 12 km's of groomed trail use. The
bold Atlantic Ocean is virtually at your doorstep, and many access
points to secluded beaches are nearby. Surfing is a local
sport, enjoyed all year round; seals 'pup' each spring at the point;
and minke whales have been known to frequent the mouth of the
Chezzetcook Inlet.
It is
only minutes from
Highway 107, approximately 40 minutes from
downtown Halifax and a short drive to all the amenities, beaches, golf
course, elementary & middle schools and the yacht club. The grocery
store (Atlantic SuperStore) is 8 kms away at the Porters Lake strip mall.

HORSE LOVERS DELIGHT: The property, one of the last sprawling
acreage lots in Seaforth (3.23 acres) has a large 3 - stall horse
barn on the edge of the property. The barn is approximately
26' x 32' and requires a bit of cosmetic fixing on the interior, but
is solid, strong and water tight. A brook runs alongside the
barn, allowing for a fresh water supply with a hand pump. The
barn has a large storage loft that can be used for hay or extra feed
storage. There is a built in feed bin, along with a separate
tack room. The large, old style double barn doors open onto a
paddock area (in need of new fencing) and there is an allocated
space for a riding ring. Horses live right next door, and at
several other neighbouring properties. |

|
The house
is 50' x 28', was built in 1993 as a raised bungalow style, tongue and
groove construction, 2 x 6 exterior walls, 10"
foundation with 4 concrete wing walls supporting the
overhang veranda. Roof shingles have a 25 year
warranty. The home is heated by an oil furnace via
hot water, base-board heaters. Additionally, there
is an Air-Tight Enterprise wood cook stove in the
kitchen, complete with oven and warming closet. It
has proven to heat the upper level of the home quite
comfortably. |

The kitchen
cabinetry, matches that which is in the bathroom, and is
Select Maple (very clear grains). And if one looks
closely, the birds' eye can be seen in both the
cabinetry and throughout select spots on the flooring.
The kitchen also boasts an island with its' own
electrical outlet, a pantry, a "lazy Susan" cupboard,
corner cabinet with decorative glass, and a large
storage cabinet surrounding the refrigerator. The
cabinet doors have hidden hinges, and hand painted
ceramic knobs. |
|
The windows
are all wood, and in excellent condition. Each
were tightly sealed, and remain so. There are two
bay windows, both facing East and overlooking the
Atlantic Ocean. One is in the kitchen / dining
area, and the other is in the Master Bedroom. Both
can accommodate an additional area space, and adds a
nice dimension to each room. All widows are
single hung vertical sliders, which open inwards for
easy cleaning.
The views are simply stunning - one can see at least 19
nautical miles east along the coast of the Eastern Shore
and view the Jeddore Rock Lighthouse! At night,
both the Jeddore Rock lighthouse and the Clam Harbour
light can be seen.
|

Large bay window in the kitchen /
dining area... faces east for fabulous views of the
Atlantic Ocean. Wonderful views of both moon and
sunrises.
|
All three
entry doors are steel, with the two upstairs containing
decorative glass work.
The main
floor area of the kitchen, dining room, living room and
hallways have solid maple hardwood flooring with a clear
satin finish, thus adding a natural light to the home. |
|
 |
|
 |
|
The bedrooms
are carpeted and each contain large closets with the
master bathroom having a large walk-in closet.
That master bedroom also has a large bay window which
overlooks the Atlantic Ocean and faces east for fabulous
moon and sun rises. The main bath has ceramic tile
flooring. The tub surround and the corner shower
unit has the same ceramic tile for a clean & consistent
look. |

View from the 6 jet Whirlpool tub -

 |

|
|
|
The front
hallway showcases a double set of French doors, also
with hand painted ceramic door handles, and opens into a
large living room. |
 |
|
 |
|
The living
room faces South overlooking the Atlantic Ocean,
South-West overlooking Gaetz Lake, West looking directly to the Halifax skyline
(one can see the Halifax New Years fireworks from here
too!) and North over the woodland and surrounding
village. |
